Terms of Service

1. Provider and scope

DealKern is operated by Creststone Advisory LLC, 30 N Gould St Ste N, Sheridan, WY 82801, USA (contact: office@dealkern.com). These terms apply to dealkern.com, the web app and access through AI assistants (MCP).

DealKern is offered to businesses only, in particular real-estate brokers. By registering you confirm that you use DealKern in a professional capacity.

2. Service

DealKern is a research database of published acquisition profiles of real-estate investors. Search, counts, names, criteria and sources are free. For a fee you unlock general company email addresses (such as ankauf@ or info@) that the investors publish themselves.

The data comes from public sources and is checked regularly. We cannot guarantee completeness or accuracy.

DealKern does not broker deals, does not send emails and takes no commission. We do not owe any sale or replies from investors. As a voluntary promise, the reply guarantee in the refund policy applies.

3. Account

Registration is free. Your details must be accurate; keep your password and API keys secret. Each person uses their own account.

The free starting addresses (starting balance) are granted once per email address and once per company domain. To prevent abuse, daily limits apply, for example to searches and to new unlocks (50 per day until your first purchase).

4. Prices and balance

Your account has a balance of addresses. At the start it holds 25 free addresses; each unlocked address uses one. The buyer package unlocks all matching addresses for one property at a price of at most 49 €. An address costs only once per account, even if it appears again in later searches. You see and confirm the price before anything is unlocked.

Current prices are listed at dealkern.com/preise. All prices are in euros plus applicable sales tax.

Balances are non-transferable, cannot be paid out and can only be used on DealKern. They do not expire while your account exists.

5. Payment

Payment is handled by the payment provider we name at checkout. If that provider is the seller (merchant of record), its buyer terms apply in addition and it handles payment questions.

6. Use of the addresses

You use the data only for your own property-specific offers to matching investors, including through your AI assistant.

Newsletters, bulk mailings without a specific property, building your own database, passing on or reselling the data and automated scraping are not allowed.

You are responsible for the lawfulness of your outreach, in particular under unfair-competition and data-protection law. You respect unsubscribe requests from investors.

Unlocked addresses are recorded per account so that leaks can be traced.

7. Undeliverable addresses

If an email bounces because the address is no longer valid, we add the address back to your balance once you report it to office@dealkern.com.

8. Refunds

Our Refund Policy applies.

9. Suspension and deletion

We may suspend accounts that breach these terms. You can have your account deleted at any time by email. Unused balances then lapse unless they are refunded under the Refund Policy.

10. Liability

We are liable without limitation for intent, gross negligence and injury to life, body or health. For slightly negligent breaches of essential obligations, liability is limited to foreseeable damage typical for the contract, at most the amounts you paid us in the last twelve months. Otherwise liability is excluded.

We do not guarantee uninterrupted availability.

11. Changes and governing law

We announce changes to these terms by email; they apply to future purchases and unlocks.

German law applies, excluding the UN Convention on Contracts for the International Sale of Goods.
